Selling a home can be a challenge. By choosing to work with a REALTOR® you've already taken a lot of the stress out of the process. It is my pleasure to provide you with professional service to get your home sold quickly and at the best possible price. Below are some of the things that you can expect from me as your listing agent.
My Marketing Plan
To help you sell your home quickly, I use an aggressive and proven marketing plan
to attract the most ready and willing buyers for your home. My goal is to maximize your home's exposure in
the real estate market. This premier service includes:
Advertising-Our firm is a regular advertiser in the local real estate publications; The News Leader's Sunday
classified section, The News Leader's Spotlight on Real Estate, The News Virginian's Showcase, and
The Real Estate Preview.
Internet- Along with traditional print publications, I will market your property on the web through virtual tours, national search engines, and my own website.
Color Brochure-I will provide a personally designed brochure for your property. Each brochure is two-sided.
The front of the brochure will feature property photos and highlights. The back of the brochure will feature
the MLS printout with additional property information.
Brochure Box-I will provide a plastic sleeve or brochure box to attach to the
"for sale" sign so that potential buyers can obtain information.
Virtual Tour-The virtual tour will be showcased on the 1st Choice Real Estate company website and
my own website. Virtual tours are a great way to impart understanding of the layout and highlight
the details of your property.
Home Portfolio-This book will be located in your property and serve as a resource for additional information.
The book will contain a sign-in sheet, disclaimer/disclosure forms, square footage disclosure, plat, covenants
and restrictions, additional color flyers, and any other pertinent property information.
Multiple Listing Service-Upon listing your property, I will submit your information into the MLS system which
allows other Realtors® to show your property to potential buyers.
Office Preview-Our office has a caravan to new property listings. The caravan consists of only 1st
Choice agents. This gives our agents a chance to preview the new listings and let their clients know
about the property.
Realtor Open House-Typically held on Tuesdays, this provides an opportunity for Realtors® of other firms to
preview your property.
Public Open House-I will host public open houses from time to time to allow the
public to view your property. These open houses are generally held on Sundays from 1:00-3:00 p.m.
Signage-I will place a 1st Choice Real Estate "For Sale" sign on your property to create additional
exposure for potential buyers.
Weekly Contact-I will arrange showings with other agents, record all the showings for your property,
and provide you with feedback.
